// Commissioned research

Evidence for decisions that commit capital.

We design and field research across twelve sectors in 54 African markets. Every study is built around a decision, and every figure we hand over carries its sample size, its fieldwork dates and its method.

Sector practices

Real estate

Demand, unit mix and pricing evidence for developers, land owners and their funders, before capital is committed.

Selected work

Loresho, Nairobi

A Nairobi residential developer

A mixed residential scheme combining apartments, villas and townhouses. The developer needed to settle the balance between the three formats before committing to a layout.

CAPI · Depth interviews · Comparable scheme audit

Kilimani, Nairobi

A Chinese development group

An apartment scheme in a dense, heavily supplied submarket. The question was which unit sizes and specification level would clear in a market where competing stock was already standing.

CAPI · Intercepts · Comparable scheme audit

Karen, Nairobi

A high-end residential estate

A premium gated estate where the buyer pool is small, hard to reach and unusually specific about specification. Conventional sampling does not work at this end of the market.

Depth interviews · CAPI · Referral sampling

Start with the decision, not the questionnaire.

A 30 minute scoping call fixes what the study has to answer and what it will cost. Nothing goes to field before you have signed off the design.
